Landscape & Architectural Guidelines


Note: All improvements require an application to be submitted to Art Klein at Continental Property Management. Detailed drawings with specifications are required with the application i.e./ square footage, dimensions, drawn to scale, and names of planting or materials. The application is reviewed by LARC. The Heritage Hills Condominium Association Board issues the final approval. A decision is issued to the applicant via Continental Property Management. The process takes 60 to 90 days. Applications are considered in accordance to the guidelines of the Rules and Regulations, By-Laws, and Declaration of the HOA of Heritage Hills and in accordance with the Pennsylvania Uniform Condominium Act and in accordance with all Municipal Zoning Codes and easements. Again, all improvements require an application and board approval.

Additionally, contractors are to be selected from the approved contractor list, which can be obtained from Continental Property Management. Contractors who are fully insured may be considered for the approved contractor list by contacting Continental Property Management. All contractor work should be done by hand and not with heavy equipment.

The homeowner(s) will be responsible for obtaining township permits when required to do so. The homeowner(s) will be responsible for any fines or penalties assessed by the Township. The homeowner(s) is responsible to identify all utility lines and is responsible for any damage to the limited common element or common element.

Please complete the attached application for all approvals. No work is to commence until written Board approval has been delivered to the homeowner(s) from Continental Property Management. If work has been completed prior to appropriate approvals or has been completed inconsistent with approval, it may be removed at homeowner(s) expense within 7 days of notification.

Below is a list of the approved upgrades to homes. Please see the attached specifications for further details. Please use the attached application form for submitting requests.

Approved Upgrades List
  1. Plantings


    1. Planting shall be in reasonable relationship to the residence, but in no case shall exceed 25 feet from the wall of home, nor shall it extend beyond adjoining wall of attached home with out express written consent of that homeowner. Approvals will take into consideration reasonable mowing access.
    2. All plant materials should be non-invasive and not impact the view shed of neighboring homeowners.

    4. Trees are not to exceed a maximum growth height of 35 feet tall.
    5. Mulch used must match the mulch used by the Heritage Hills contracted landscaping company.


  2. Patio


    1. No larger in size than that of existing, builder option patio.
    2. Homes that have walk out basements the patio should be similar height and width of deck.
    3. Materials that can be used: concrete, brick, brick paver in concrete color or matching brick to home, or flagstone. A sample must be submitted with the application. A photo is acceptable. Pattern of pavers or brick must be running bond (all bricks in one direction).
    4. Patio should allow for 3 feet from the adjoining wall of attached home.


  3. River Rock (between driveways) See Specs and Application

  4. River Rock Bed


    1. Not to exceed 8 square feet e.g./ 2 feet x 4 feet.


  5. Pathway Lighting - see specs. See Specs and Application


  6. Sprinkler System


    1. Regular maintenance and repair is the homeowner's responsibility.
    2. Any and all damage caused by sprinkler system, will be the homeowner's responsibility.


  7. Deck Replacement - See Specs and Application



  8. Awning - See Specs and Application

  9. Trellis


    1. Must be white or natural, not to exceed 72 inches in height and not attached to home.


  10. Lattice - See Specs


  11. Satellite Dish - (under revision)


    1. Must be hidden in plantings.


  12. Portico Railing


    1. Consistent with existing railings.


  13. Decorative Boulder


    1. Not to exceed 3 feet x 3 feet x 3 feet.


  14. Stacked Stone Garden Border


    1. Edging a garden bed that is attached to home.
    2. Not to exceed 8 inches in height.
    3. Stone must be neutral tones.


  15. Stepping Stone Path


    1. Path should be in garden bed that is attached to home.
    2. Stones should be neutral, bluestone, brick.
    3. Stones should not exceed 18 inches x 18 inches.
    4. No more than 8 stones should be used.


  16. Sidewalk Replacement


    1. Walk can be concrete, resurfaced concrete in Centennial finish (by approved contractor) brick, brick paver in brick to match home or concrete color. Pattern must be running bond for brick and brick pavers.
    2. Walk should remain hi the current footprint of the existing walk/same shape as original walk. Walks with sharp corners/90 degrees may be round/softened.


  17. Downspout Extension


    1. Must be black.
    2. Must be underground.
    3. Approvals will take into account flow of water and adjacent home.


  18. Residential Unit Exterior Lighting - (Under development)

Please Note:

  1. All plantings are the responsibility of the homeowner.
  2. All upgrades must be properly maintained by the homeowner.
  3. As well, for the safety of individuals with health issues, children, and pets, pesticide usage is not permitted. The Heritage Hills contracted landscaping company applies pesticides to the site and appropriate signage is posted when this occurs, as required.
  4. Finally, all approvals are limited to a 1 year time period. If your approval has expired, it must be resubmitted for approval.
